Jarrod Sammut and Brett Kearney grabbed two tries apiece and Jamie Foster kicked four conversions as the Bulls led 24-14 with 14 minutes left to play.
Leeds had trailed 18-0 before hitting back with two tries from new signing Joe Vickery before half-time while Rob Burrow and Ryan Hall added second-half tries to set up an exciting finish which was capped by McGuire's late score.
